New Development Ocean View Sites on Shell Beach’s Beachcomber Drive Hits the Market

The development of 8 custom ocean-view parcels and twelve turnkey Spanish colonial townhomes reflects growing demand for lifestyle-driven coastal housing as buildable land along California’s coastline becomes increasingly scarce.

SHELL BEACH, CA - A new coastal development called Solemar just broke ground on Beachcomber Drive in Shell Beach, offering one of the last remaining opportunities for new construction on one of Pismo Beach’s most sought-after ocean-view stretches.

Solemar will include:

  • Eight custom ocean-view homesites with approved architectural plans 

  • Twelve turnkey Spanish Colonial townhomes with both ocean and mountain views

The project includes a limited collection of custom homesites and Spanish Colonial townhomes overlooking both the Pacific Ocean and surrounding coastal hillsides, just seconds from the Beachcomber Stairs and bluff access. At a time when coastal California development is increasingly constrained by land scarcity, regulation, and rising construction costs, projects of this scale and location are exceptionally rare.

The project was designed by San Luis Obispo-based 10 over Studio. Dave Watson Consulting led the project through entitlements, Cebulla and Associates, and Above Grade Engineering are responsible for construction docs and permitting, and Tricamo Construction is building the project.
